Details, formula, and sources
ScopeBundled high-cost county lookup; unknown counties fall back to the baseline.
Formula or tablePer-county lookup against the FHFA Conforming Loan Limit Values table (one-unit baseline + HERA high-cost adjustments). FHA single-family limit equals 65% of the conforming baseline as the floor and 150% of the conforming baseline (equal to the FHFA high-cost ceiling) as the FHA ceiling per 12 USC §1709(b)(2). VA full-entitlement borrowers have no statutory cap since 2020-01-01 per the Blue Water Navy Vietnam Veterans Act; partial-entitlement borrowers use the county conforming limit as the upper bound on the VA-guaranteed portion. Unknown counties fall back to the 48-state contiguous baseline.
